As you can see from the previous purchases, this is a solid rollback, but is still a far ways off from the 2003 price.

Closer to the 2003 price when you consider the (substantial) remodel.

Wow, where has my head gone? You are totally right and I don't know why I didn't think of that.

Of course, that would be assuming the remodel was done after the 03 purchase...I don't have any way of confirming that though.

Reviewed the 2003 MLS listing and the property was definitely significantly remodeled (in somewhat poor taste) subsequent to the sale.

Assuming avg. annual inflation of around 4%, the sale price is not that far off of the 2003 price in real terms.
