At this asking price, we are looking at a mid-2003 rollback for what looks like a nice townhouse which is less than 10 years old and is north of Wilshire. I am not a huge fan of the location however as Lincoln can be a busier street with buses so there ought to be some location discount here for sure. That being said, this is priced at $434/sq ft...
I would expect this to generate a fair amount of interest.

ReplyDeleteGood pricing strategy. I agree Lincoln is busy (used to live there; vehicle noises were loud enough at night that I wore earplugs to sleep; I would never live on 7th or Lincoln again), but I'd still bet this sells above asking.

Anyone know how much the bank is losing on the short sale?
I've been in two other units in this building and they are generally really nice. We put an offer in on one less than a year ago and it sold for around 1m. That unit was in perfect condition, though.
ReplyDeleteOther areas of Lincoln are really busy, but I think this section is great. It's right by Montana and is all residential.
I lived one block north of this... it was still surprisingly noisy. I always found it shocking, given that it doesn't even cut through to San Vicente, but there was always plenty of traffic even late at night. It's still a bus route past Wilshire, among other things.
ReplyDelete917 2nd St #101 and 933 11th St #1 appear to be better choices than this one.
ReplyDeleteI used to live right around here too. Yes, there was traffic noise, but it never bothered me much. If this is unit #4, I assume it's fairly far from the street, which may help.
