Roll It Back

This is a loss of $549k (24%). A previous sale took place in July 2003 for $1.4mm but I don't know when the "remodeled details" were done so it is hard to do exact rollback analysis. At worst this sale that just took place seems like a later 2005 rollback based on the 2003 price and at best maybe it is closer to a late 2004 (when adjusting for upgrades). Hard to get an exact read but either way it doesn't seem super attractive.

  2. This is a great pair of data points. The 2007 sale represents a premium over 2007 lot value (307 Euclid sold for $2,050K on 6/13/07), so current lot value similarly must be lower, consistent with $1,600K sales in the last year.

  3. I must say that the upgrades in this house were disappointing at best...some paint and cheap, quick fixes...the rooms~tiny...there are 3 things going for the house...cute, backyard and location, not enough for the price...sorry
