Stale in 90403 *Update 1*

Just after my last post earlier this month on 2620 Washington, the price was cut.

Listing History:  6/3/10 - $1,387,000
Reduced down to - $1,299,000

Reduced again down to - $1,269,900

I think this is a poor listing strategy. The cuts are too small, too late. The best listing strategy is to list at a more attractive price and try to generate excitement over the listing. You might even get some silly buyers to bid it up then.

    SMDM, I realize you focus on SM, but you used to peek at Pacific Palisades. Here is a possible '03 rollback at 705 RADCLIFFE Ave.

    Lots of [what looks like] fraud out there, look at 15314 EARLHAM St. Owner extracted 7 figures, walked away...and continues to live on one of the toniest streets in the Palisades. Oh, don't bother calling the listing agent, they will not respond - took it pending, after a couple of weeks.

    Gotta love those banks...just remember, use a spreadsheet!
