I think this house is wildly overpriced. Small lot, not the greatest location, house is old.
For comparison, readers will remember my last post about a property less than one block away that I did back in May 2009. 1024 23rd was a 4 bed/4.5 bath 3,500 sq ft house on a 6,118 sq ft lot. It was brand new construction and it sold in May 2009 for $2.425mm. Even if you argue that the buyer got a good deal due to timing, I don't think the market has moved up that much since that time. So what you have here is that this house on California is priced HIGHER despite the fact that it is slightly smaller, is on a smaller lot, has 1.5 fewer bathrooms, and it isn't even close to new construction!

Looks like this place has now been relisted at the same price as before, per Redfin. I'm seeing a relatively new trend occurring: there's a new listing, then a delisting/withdrawal on the very same or next day, then a relisting soon afterwards. Sometimes there's a "hold" placed on the delisted property for a long time. It seems to be happening with more frequency on L.A.'s Westside, especially with short sales.

I don't understand why you would list for one day and then pull it and list it again so quickly. I didn't see if they changed agents so maybe that is it. It isn't like they reduced the DOM by much...2 days? Not worth the hassle. At least it now has a more useful description. But the most important thing is price and they utterly failed there. Should have cut it.
ReplyDeleteI just put an offer in for a short sale (again). Both times on Redfin, it was delisted, the relisted, then a week later it went "Sale Pending". Not a broker, don't know the mechanics of it. (Of course, the irony is, the offers were way below market, not bank-approved, and i put up no money. so to call them "sale pending" is a bit of a reach.)
