Is that somewhere around a late-2004 rollback, if we trust the 2006 and 1999 prices? My guess is that it's still priced a bit high, considering it's only 1,276 sf (decent lot size, though). I guess it depends how much someone weighs relatively small square footage against the pluses (move-in-ready, updated, and rear house/apt). For comparison, just around the block 3610 and 3737 Meier have larger houses and smaller prices.
ReplyDeleteIt would be interesting to know the back-story - are they forced to sell and/or is there little to no mortgage remaining (otherwise they might have to PAY money to sell with such a steep drop)?
The couple purchased it 6/06 for all cash. I would say the two story guest house in the back adds at least 500 sq ft to the 1276 of the main house. Great neighborhood.
