I don't follow the Palisades closely but someone e-mailed me this listing. This short sale just closed for 32% off the July 2005 sale price. That is a pretty deep rollback for what looks to me like a decent property in a decent location. I don't think you can get rollbacks this deep normally, but seeing this bargain makes me think it is a good time to buy in the Palisades.

ReplyDeleteI know my posting has been pretty dormant lately, but your readers may be interested in my year-end Westside inventory and Santa Monica low-end sales list for 2011 at Westside Bubble.
Flipped 2509 Cloverfield (from 12/11/11 post below) went pending 1/3/12 after less than a month on the market -- and that during the supposedly less-busy holiday season -- and is now accepting backup offers. Somebody wants to be on that busy street. Will be interesting to see the final sold price.
