Uh Oh Bears, Values Still Creeping Up

Listing History: 10/25/12 - $1,350,000

SOLD: 12/7/12 - $1,610,000

You can see some other 90403 lot value type situations on my previous post. Here we have another well bid for property. Values went from a little north of $1.4mm earlier this year to around $1.6mm now.

I told you so.

  1. I'm so glad we bought when we did (early 2011). A house is a pain compared to renting, but if we were ever going to get in the game, that was the time. To judge from these sales, it's now worth about 20-25% more than we paid for it.

  2. Hey Warchest, what do you think was the all time peak for land value in 90403, big lot close to 8000 sf, Franklin district? Just curious...

  3. I'm not sure. It would be helpful to be an agent and have MLS access to answer that question. There was a unique situation on the 900 block of 25th which went for $1.95mm but the water is a little muddy there as the same guy was involved as the eventual owner of 3 lots in a row I believe. I feel like I remember seeing stuff go for $1.7 or maybe $1.8 around the peak on normal sales. Sort of a pointless exercise though in the end...it was super expensive before, and it stayed that way.

  5. Not surprising. The new owner is probably trying to generate a little cash flow while they wait for their plans/permits to be developed and approved. Don't worry Elena, there will be another mcmansion near you soon enough :)
